In 2022 William Bailey Ltd were appointed by the University of Manchester to undertake a full refurbishment of 2No floors, Levels 4 + 5, including the full replacement of all mechanical services infrastructure services (Basement, Roof and Risers).
Levels 4 & 5 consists of newly refurbished laboratory areas, teaching spaces and Write up areas for students and academics to carry out specific laboratory tests as well as a full refurbishment of the toilet and plantroom areas.
The works consisted of:-

- LTHW Heating
- Process Cooling Water
- Fume Cupboards and Lab pressure control
- Domestic Hot and Cold Water Services
- Metering Stations/Strategy
- Specialist Gases
- Gas monitoring
- Fire Suppression to Gas Rooms
- Building Management System
- Vulcathene drainage
Phase 2 of the works which are Levels 2 & 3 commenced September 2023 and are ongoing until September 2024.
